Are house prices rising in Morocco?
Morocco's real estate asset price index rose by 0.7% in the second quarter of 2026 compared with the first quarter, and by 0.7% over the year, according to Bank Al-Maghrib. Residential prices were up 1% over the quarter and over the year. The number of transactions rose by 11% over the quarter and 6.3% over the year.
The index is compiled by Bank Al-Maghrib with the National Agency for Land Conservation, Cadastre and Cartography (ANCFCC) from registered sales. It covers apartments, houses, villas, urban land and business premises, with breakdowns for the main cities. The index shows price changes rather than average prices per square metre.
How many homes are there in Morocco's cities?
Morocco's urban housing stock reached 8.34 million dwellings in 2024, up from 6.2 million in 2014, or about 215,000 more each year, according to the High Commission for Planning's study of the 2024 census. Occupied homes made up 71.1% of the stock, vacant homes 13.4% (about 1.1 million) and second or seasonal homes 15.5%.
Close to 60% of urban dwellings were modern Moroccan houses and 31.7% were apartments. The figures cover urban areas only. Vacant homes are dwellings found empty at the census, so they include homes for sale or rent as well as homes left unused.
How big is Morocco's housing shortage?
Morocco's urban housing deficit was 334,000 dwellings in 2024, equal to 4.9% of habitable occupied and vacant homes, according to the High Commission for Planning (HCP). The rate was 19.6% in 2004 and 9.9% in 2014. The share of precarious housing, such as slums and rural-type dwellings in towns, fell from 6.3% in 2014 to 3.4% in 2024, or 284,000 dwellings.
HCP's measure counts the homes needed for households in precarious or unhealthy housing and for households sharing a dwelling. It excludes buildings at risk of collapse and homes in unregulated districts. The deficit is highest in Casablanca-Settat and Drâa-Tafilalet.
How many homeless people are there in Morocco?
The 2014 census counted 7,226 homeless people in Morocco, against 7,308 in 2004, according to a High Commission for Planning note published in October 2017. About 89% lived in urban areas, and five regions accounted for 73.7%, led by Casablanca-Settat with 23%.
This is the latest HCP count of homeless people found on its site; no equivalent figure from the 2024 census had been published there by 15 October 2026. Census counts of people sleeping rough are generally lower than the number who experience homelessness over a year, because they record only those found on census night.
