Are house prices rising in Uzbekistan?

Uzbekistan's housing price index rose by 3.1% in the first quarter of 2026 compared with the fourth quarter of 2025, according to the National Statistics Committee's prices and indexes data. Prices rose 3.5% in the primary market for new homes and 2.7% in the secondary market. In the fourth quarter of 2025 the index had fallen by 0.6%.

The index is a quarter-on-quarter measure, so four quarters need to be compounded to get an annual change. It tracks prices per square metre of apartments and houses. Prices in Tashkent city are much higher than elsewhere, and regional indices can move differently from the national figure.

How much living space does each person have in Uzbekistan?

The average housing space per person in Uzbekistan was 19.2 square metres in 2025, up from 15 square metres in 2010, according to the National Statistics Committee. That is an increase of 4.2 square metres, or 28%, over 15 years.

The figure divides the total floor area of the housing stock by the population, so it is an average for everyone and says nothing about crowding in individual homes. Houses in rural areas tend to be larger than city apartments. Total floor area includes living rooms, kitchens and other rooms.

How big is Uzbekistan's housing stock?

Uzbekistan's housing stock had a total floor area of 734.4 million square metres at the end of 2025, up from 703.8 million at the end of 2024, according to the National Statistics Committee. Raw brick was the most common wall material, at 270.7 million square metres, followed by burnt brick at 230.5 million.

The increase of about 30.6 million square metres in a year reflects new building, both apartment blocks and private houses. The committee publishes the stock in square metres rather than as a count of dwellings. Its January-August 2026 report shows construction work up 11.8% on a year earlier.
