Are house prices rising in Thailand?
Prices of new houses for sale in Bangkok and its surrounding provinces rose 0.2% in the third quarter of 2026 compared with a year earlier, according to the Real Estate Information Center (REIC) of the Government Housing Bank. The index stood at 131.5.
In Bangkok prices rose 0.5%, while in the three neighbouring provinces of Nonthaburi, Pathum Thani and Samut Prakan they fell 0.5%. The REIC says the number of unsold homes on the market kept growing, and developers offered gifts to buyers rather than cutting prices. The index covers new housing estates, not existing homes.
How much have condo prices changed in Bangkok?
Prices of new condominiums for sale in Bangkok and its surrounding provinces rose 2.2% in the third quarter of 2026 compared with a year earlier, according to the Real Estate Information Center (REIC) of the Government Housing Bank. The index stood at 161.8, 0.1% higher than in the previous quarter.
The REIC attributes the rise mainly to higher development costs. The index tracks asking prices of new projects on sale, so it does not show prices of resale units. The REIC also publishes indices for house construction costs and developer confidence on its website.
How many new homes are being built in Thailand?
62,078 new construction units were recorded in Thailand in the second quarter of 2026, according to the National Statistical Office, based on construction permits.
The NSO's construction area statistics cover permits issued by local authorities for homes and other buildings, so not all units counted will be built or completed, and the count does not show the size or price of the buildings. Costs of building a standard house in Bangkok rose 2.1% in the year to the third quarter of 2026, according to the Real Estate Information Center.
How much does it cost to build a house in Thailand?
The cost of building a standard house in Bangkok rose 1.5% in the third quarter of 2026 from the previous quarter and 2.1% from a year earlier, according to the Real Estate Information Center (REIC) home construction cost index.
Structural engineering work rose most, by 6.2% in a year, and concrete products rose 13.0%. Steel prices fell 4.1% from the previous quarter, and tile prices were 8.5% lower than a year earlier. The REIC says developers have limited room to pass higher costs on through sale prices. The index measures building costs only, not the price of land.
How many people in Thailand live in cities?
62.8% of Thailand's population lived in urban areas in 2025, up from 59.7% in 2022, according to the World Bank World Development Indicators, which use UN estimates. Thailand's total population was 71.6 million.
2% of the urban population lived in slum conditions in 2019, according to the World Bank. Definitions of urban areas differ between countries and between the UN and Thai sources, so the share should be compared with care.
