Are house prices rising in Poland?

Residential prices in Poland were 6.3% higher in the second quarter of 2026 than a year earlier, according to Statistics Poland's residential price index. Prices rose 1.5% on the previous quarter. New homes were up 6.5% on the year and existing homes 6.1%.

The index is built from notarial deeds of sale, adjusted so that changes in the mix of homes sold do not distort it. It measures price changes, not average prices per square metre. Narodowy Bank Polski publishes separate quarterly reports with average prices per square metre in the largest cities.

Poland had almost 16.2 million dwellings at the end of 2025, 1.2% or 196.5 thousand more than a year earlier, according to Statistics Poland's report on the housing economy in 2025. What determines mortgage rates in Poland?

Most Polish mortgages carry a variable rate tied to short-term money-market rates, which follow Narodowy Bank Polski's reference rate, currently 3.75%, in force since 5 March 2026.

The rate a borrower pays is the benchmark rate plus a bank's margin, so changes in the reference rate pass through to monthly payments at the next rate reset. NBP publishes average interest rates on new housing loans in its monetary statistics, and the Polish Financial Supervision Authority publishes the regulator's rules on mortgage lending.
