Are house prices rising in Austria?
Residential property prices in Austria rose 2.6% in 2025, according to the Statistik Austria house price index. New dwellings rose 2.9% and existing ones 2.5%. The number of purchases recorded rose 18.3%.
The index is based on purchase contracts entered in the land register and adjusts for differences in size, location and quality, so it measures price change for comparable homes. It follows the EU method used for the Eurostat house price index. Statistik Austria publishes it quarterly, with the latest quarter as a first estimate that can be revised.
How much does a flat cost per square metre in Austria?
Flats in Austria sold for an average of EUR 4,162 per square metre in 2025, and houses for EUR 2,836, according to Statistik Austria. In Vienna, houses averaged EUR 5,376 per square metre.
These are average prices from purchase contracts recorded in the land register. Unlike the house price index, they are not adjusted for quality, so a change from one year to the next can reflect a different mix of properties sold. The release gives averages by province and district, which vary widely between cities and rural areas.
How many new homes are being built in Austria?
Building permits were issued for 47,636 dwellings in Austria in 2025, 3.7% fewer than in 2024, according to Statistik Austria. Permits for dwellings in new buildings fell to 31,979, the lowest number since 2010.
Permits are a leading indicator of construction: they show what has been approved, not what has been completed, and some approved projects are delayed or never built. The total includes dwellings created by extending or converting existing buildings as well as new buildings. The release breaks permits down by province and building type.
