How fast are house prices rising in Spain?
Spanish house prices were 12.2% higher in the second quarter of 2026 than a year earlier, according to INE's housing price index of 7 September 2026. New homes rose 7.4% and second-hand homes 12.9%. Prices rose 3.4% from the first quarter.
The annual rate was 0.7 points lower than in the first quarter. The index is based on notarised sale prices and adjusts for the type of home, so it tracks like-for-like price changes. It now uses 2025 as its base year.
How fast are rents rising in Spain?
Rents for housing in Spain were 2.5% higher in September 2026 than a year earlier, according to INE's CPI annex tables. The housing rental reference index used to update rental contracts rose 2.54% in the year to September, according to INE.
The CPI rent item measures rents paid by tenants on existing and new contracts, so it changes slowly.
How many mortgages are taken out in Spain?
43,372 home mortgages were registered in Spain in July 2026, 3.5% fewer than a year earlier, according to INE's mortgage statistics. The average mortgage was €180,785, up 10.9%, and the average interest rate on new home mortgages was 3.01%.
The figures count mortgages entered in the property registers, which reflects deeds signed in earlier months, so they lag the market.
How many homes are sold in Spain?
Registered home sales in Spain fell 5.1% in July 2026 compared with July 2025, according to INE's property transfer statistics. In total, 205,870 properties were transferred, 1.8% fewer, of which 117,538 were sales.
The figures come from the property registers and reflect deeds signed earlier, so they lag actual transactions. Transfers also include inheritances, gifts and exchanges. Monthly figures are compared with the same month a year earlier because activity varies through the year.
Are Spanish households taking on more mortgage debt?
Spanish household debt was €729 billion in the second quarter of 2026, equal to 41.9% of GDP, the lowest ratio since 1999, according to the Bank of Spain's financial accounts note.
Most household debt is mortgage lending. The debt ratio has fallen because GDP has grown faster than lending, even as the amount owed rose slightly. Corporate debt also fell, to 61.9% of GDP, the lowest since 2001.
