Are house prices rising in Azerbaijan?

Azerbaijan's housing price index was 8.6% higher in the second quarter of 2026 than a year earlier, according to State Statistical Committee data cited by the Central Bank of Azerbaijan. Prices of new homes (the primary market) rose 12.4% and of existing homes (the secondary market) 8.6%.

The index measures price changes, not how much a home costs in manat. For comparison, consumer prices rose 5.8% in the year to June 2026, so house prices rose faster than prices in general. Consumer loans issued by banks were 11.7% higher in June than a year earlier.
