What it measures

The UK House Price Index (UK HPI) is the official measure of house prices across the UK. It is calculated from completed sales recorded by HM Land Registry for England and Wales, Registers of Scotland and Land and Property Services in Northern Ireland, so it reflects prices actually paid rather than asking prices or mortgage valuations. The average price is a mix-adjusted figure: it uses a statistical model so that changes in the types of homes sold from month to month do not distort the trend. The headline is the average price and its change over 12 months.

How to read it

The latest months are provisional because many sales take weeks to register; the ONS says UK HPI estimates for the latest 12 months are subject to revision, and first estimates can be based on around half of final sales volumes. Expect the most recent figure to change. Annual change is the most reliable headline, as monthly changes are small and seasonal. The UK figure blends four nations with very different price levels, so check the nation or local authority figure for local claims. For individual sale prices use Price Paid Data. Asking prices published by property websites are not official statistics.

Background

The UK HPI was launched in June 2016, replacing separate house price indices previously published by the ONS and HM Land Registry. Its UK series runs from January 1995. HM Land Registry publishes the full monthly report and data downloads, including averages by property type, for first-time buyers, by funding type (cash or mortgage) and for new-build and existing homes. Northern Ireland figures are quarterly, based on the Northern Ireland House Price Index.

What is the average house price in England, Scotland, Wales and Northern Ireland?

The ONS Private rent and house prices bulletin gives the UK HPI average for each nation every month. For July 2026, published on 16 September 2026, it gave £293,000 for England, £215,000 for Wales and £196,000 for Scotland, and £202,000 for Northern Ireland in April to June 2026. These are provisional and rounded.

Why do official house price figures differ from those in the news?

News reports often quote indices from lenders or property websites, which use mortgage approvals or asking prices at an earlier stage of a sale. The UK HPI uses completed sales registered with the land registries, so it is more complete but published later. The different sources can show different rates for the same month.

How do I find the average house price in my area?

The UK HPI search tool on HM Land Registry's site gives average prices and annual change for every local authority in the UK, by property type and buyer type. For individual sales in England and Wales, search Price Paid Data by postcode. Small areas have few sales, so their averages move more from month to month.
